The City proposes to consolidate all Public Works Department operations at this site by removing the existing buildings and constructing new buildings for this purpose at the subject site. The proposed construction requires that the site be platted.
Proposed Project: The City proposes construction of new buildings to house staff, including a new operations building with staff offices, emergency operations center, a two-level, parking garage, and warehouse buildings. Also included are a one-story repair garage for fleet vehicles and materials storage. All access is proposed to be from NE 12 Terrace.
Platting is required by Broward County to set the property boundaries, address potential impacts expected by the county, and to set parameters for possible development through a Plat Note, which would restrict the site to 90,000 square feet of municipal public works facility. Because this site does not border any County roadways or trafficways, no land dedications or vehicle access restrictions are proposed.
Findings and Applicable Codes
The City and Broward County require platting for the proposed development of the site. The proposed plat requires review and approval from Broward County and is to be subject to a Development Review Report, which will be provided to the City. The Development Review Committee (DRC) will review the site plan and ensure the City adheres to specific site configuration details required by the Land Development Code.

- The Development Review Committee reviewed the plat in accordance with Section 24-164 as well as a site plan associated with the property.
- The City Commission has final municipal approval authority of the Plat application.
Section 24-188
(B) Definitions.
Plat: A map or delineated representation of the subdivision of lands, being a complete exact representation of the subdivision and other information in compliance with the requirement of all applicable sections of this chapter…
Plat, Final: A complete and exact subdivision plan, prepared for official recording as required by statute and ordinance, to identify and define property rights, dedications, and public improvements.
(C) Platting required. An approved plat shall be filed and recorded in the public records of Broward County, Florida, in the following instances:
(1) Any subdivision of land; or
(2) Any resubdivision of land; or
(3) Prior to the issuance of a building permit for construction of a principal building upon unplatted land.
Section 24-189
(D) General review procedures / Approval of final plat.
(3) When reviewed by the planning and zoning board: The board shall review the final plat at a scheduled public meeting.
(4) Presentation to the city commission: Within sixty (60) days after approval of a final plat by the planning and zoning board, the final plat or section thereof shall be presented for approval by the city commission. Should the plat not be presented to the city commission within sixty (60) days, the approval of the planning and zoning board shall expire unless a written request for an extension is submitted to the community development department and granted.
Sec. 24-191. - Requirements for final plats.
Final plats shall include all information required by Broward County for such plats.
