Platting: The applicant proposes to subdivide both properties, creating six (6) lots at the NW 19 Avenue site and three (3) lots at the NW 20 Avenue site.
Proposed Project: The Applicant proposes to develop nine one-story single-family dwellings that would be designed in accordance with zoning regulations. Parking for each dwelling would be provided through a front-facing two-car garage with a two-car wide driveway.
Findings: The lots to be created through this subdivision would meet or exceed the minimum requirements of the Land Development Code. In the R-1, Single Family Residential zone, the minimum lot width is 60 feet, and the minimum lot area is 6,000 square feet. Proposed lot widths would range from 90 to 97 feet, and proposed lot area sizes would range from 6,000 to 13,486 square feet. All lots would front on existing rights of way. This subdivision would create lots for affordable single-family, detached residential dwellings, as permitted in this zoning district and by the Comprehensive Plan.
The Development Review Committee (DRC) reviewed the site plan to ensure the development adheres to specific site configuration details required by the Land Development Code. The Development Review Committee also reviewed the plat in accordance with Section 24-164. The City Commission has final municipal approval authority of the Plat application.

Plat, Final: A complete and exact subdivision plan, prepared for official recording as required by statute and ordinance, to identify and define property rights, dedications, and public improvements.
(C) Platting required. An approved plat shall be filed and recorded in the public records of Broward County, Florida, in the following instances:
(1) Any subdivision of land; or
(2) Any resubdivision of land; or
(3) Prior to the issuance of a building permit for construction of a principal building upon unplatted land.

(D) General review procedures / Approval of final plat.
(3) When reviewed by the planning and zoning board: The board shall review the final plat at a scheduled public meeting.
(4) Presentation to the city commission: Within sixty (60) days after approval of a final plat by the planning and zoning board, the final plat or section thereof shall be presented for approval by the city commission. Should the plat not be presented to the city commission within sixty (60) days, the approval of the planning and zoning board shall expire unless a written request for an extension is submitted to the community development department and granted.
Sec. 24-191. - Requirements for final plats.
Final plats shall include all information required by Broward County for such plats.
